Construction Costs

A very important attraction for prospective retirees and expatriates to Belize, is the relatively low cost of property and building costs.

Construction costs vary depending on the style and amenities/fixtures added. Current costs range from $25/sq ft (US) to $70/sq ft (US) for on-site building using a slab-on-pier foundation. One owner has opted to purchase a high quality prefabricated house built by Linda Vista. All houses will have septic tank sewerage.

Land Ownership

Belize is part of the British Commonwealth with the legal system based on British Common Law. A foreigner has the same rights as a Belizean citizen with regard to property ownership.

The advantages of owning land and a house in Belize, as a part-time or full-time residence, or merely as a vacation rental or investment, is what attracted the original people to develop Amethyst Village Community.

  • Raw land is still very reasonably priced, although over the past 5-10 years it has increased anywhere from 50-70% depending on the location. If this trend continues, any property purchased now at a fair market price will be an excellent investment.

  • Capital Gains Tax is non-existent. So if you buy land and sell it later at a profit, all the profit is yours to keep.

  • Property Taxes are very reasonable, especially in the rural areas.

  • Transfer Tax or Stamp Duty. Foreigners purchasing property in Belize must pay Stamp Duty, also known as Transfer Tax, currently 8% of the purchase price of the property.

Utilities

Amethyst is connected to the Belize power grid, although some owners are planning on using solar for their needs.

A unique water system has been created using water from a mountain stream originating in the National Forest south of the property. The water filters through a 20 foot sand filter and is delivered by gravity through a 2” pipe to the highest point on the property. Water testing in both Belize and the USA proves the water to be of the highest standard.
